
PRINCE FREDERICK, Md. — The Calvert County Planning Commission will review an updated list of Category 1 site plans during its regular meeting on Feb. 19 at 7 p.m. The meeting will be held in person at the Harriet E. Brown Community Center and virtually via Zoom and livestream.
Since the January meeting, two additional site plans have been added to the agenda:
Calvert Gateway Business Center, Lot 12R (CSPR-143253) – Located at 10380 Town Center Blvd. in Dunkirk, the project proposes two shell buildings with 18,075 square feet of retail space and 15,835 square feet of flex space on 4.04 acres. The site will use private water and sewer. The concept submittal was accepted on Jan. 22.
Ward Farm Park Maintenance Building (CSPR-143263) – Located at 10501 Ward Road in Dunkirk, this project involves constructing an 8,000-square-foot maintenance building and equipment shed on a 209-acre parcel to support park operations. The project will use private water and sewer, with 4 acres of disturbed land. The concept submittal was accepted on Jan. 22.
The Planning Commission will also discuss previously submitted site plans, including proposals for office buildings, an assisted living facility and a commercial pavilion.
January’s Proposed Developments
145 Adelina Business Office (CSPR-143116) – Located at 145 Adelina Road, this project involves remodeling an existing structure into an office and constructing a new 7,400-square-foot, two-story storage building with parking. The 2.44-acre site is zoned rural commercial and will use a private well and septic. The concept submittal was accepted on Dec. 20, 2023.
CCIP Lot 3R (CSPR-143112) – Located at 171 Skipjack Road in the Calvert County Industrial Park, this project proposes redeveloping 4.5 acres by demolishing an existing office and replacing it with a new two-story office building. Plans also include repaving, constructing a storage warehouse and installing a segregation wall for tenant parking. The 6,524-square-foot project will use public water and sewer. The concept submittal was accepted on Dec. 20, 2023.
CCIP Lot 37 – Flex Space (CSPR-143186) – This project at 5241 Cutter Court involves constructing a 34,000-square-foot flex space with 14 tenant spaces on a 2.75-acre site within the Calvert County Industrial Park. The facility will use public water and sewer. The concept submittal was accepted on Aug. 28, 2024.
Prince Frederick Assisted Living & Memory Care Facility (CSPR-143166) – A new assisted living and memory care center is proposed for a 22-acre site near 3 Armory Road within the Prince Frederick Town Center/Old Town Transition sub-area. The project includes a two-story assisted living facility, a one-story memory care facility and 20 age-restricted residential cottages (10 duplex units). The development will use public water and sewer. The concept submittal was accepted on Sept. 25, 2024.
Armory Pavilion (SPR-143255) – Proposed for 175 Armory Road, this project includes a 13,500-square-foot commercial pavilion with designated parking, stormwater management and utility services on a 4.86-acre site in the Prince Frederick Town Center/New Town sub-area. The detailed site plan submittal was accepted on Dec. 18, 2024.
At this time, no major subdivisions are under review. Residents are encouraged to check next month’s agenda for updates.
