
HOLLYWOOD, Md. — Plans for a proposed cannabis grow facility along the Hollywood industrial corridor are moving through the early stages of county review, according to development applications and planning documents filed with St. Mary’s County.
County records show the application was filed Dec. 2, 2025, and is currently marked active in the county’s Land Use & Growth Management system. The proposed facility would be located on a tract of land along Three Notch Road (Route 235), directly across from the Joy Lane median crossover, near the Center for Life Enrichment.
Planning records identify the site as approximately 94.2 acres, owned by Hollywood Industrial Partners LLC, though concept materials reference just over 89 acres involved in the proposed development footprint.

Zoning and location
County zoning maps indicate that roughly 58 acres nearest Route 235 are zoned Industrial, while the remaining rear portion of the parcel is designated Rural Preservation District. Surrounding properties include a mix of industrial and residential uses.
Because the project is a cannabis grow operation, it is subject to both the county’s comprehensive zoning ordinance and the local cannabis ordinance, which requires a 500-foot setback from residential properties. Concept plans show all proposed buildings, parking areas, generators and water storage tanks located within the required buffer. Review documents note, however, that portions of the proposed security fencing and a corner of the septic drainage area extend into the buffer zone, an issue that will require further review.
Phased development plan
Concept site plans outline a three-phase buildout totaling more than 158,000 square feet of building space at full completion.
Phase one includes a 34,680-square-foot “Head House” serving as the site’s operational hub, approximately 29,376 square feet of greenhouse space, a 7,344-square-foot shared space between buildings, and parking for 73 vehicles, including three handicapped spaces and one loading area.
Phase two proposes an additional 20,800-square-foot Head House and another 29,376 square feet of greenhouse space.
Phase three would add two more greenhouses, each measuring 29,376 square feet, along with a 7,344-square-foot shared greenhouse space.
Infrastructure and access
Plans call for two on-site wells drilled to an approved aquifer to supply water for the facility. Three 25,000-gallon water storage tanks are planned initially, with four additional tanks to be added as development phases progress.
Health Department reviewers requested clarification on wastewater handling, noting that any wastewater generated by the facility cannot discharge into the septic system. Plans show a 2,000-gallon septic tank designed for up to 600 gallons per day, with outflow directed to a 10,000-square-foot drainage area near a stream.
Access to the site would be from Route 235 South and would require permits from the Maryland State Highway Administration. SHA has requested that intersections at Route 235/247 and Route 235/245 be included in a future traffic study. Proposed access includes right-in, right-out movements and potential median access, with a gated internal road leading to the greenhouse complex, which would be enclosed by a chain-link security fence.
Review status and next steps
County planning staff have issued formal review comments indicating the proposal meets zoning requirements but remains subject to additional conditions, including required studies, certifications and approvals before it can proceed. Those conditions include documentation related to odor control, environmental impacts and site design, as well as conditional use approval from the Board of Appeals. No construction timeline has been approved as the project continues through the county review process.
Ownership and licensing
Blue Marble LLC and Simply Grown Green LLC are listed as the applicants for the project. Business records show that Sharron Sample Enterprises LLC, which received a cannabis grower license from the Maryland Cannabis Administration in 2025, later changed its business name to Blue Marble LLC. Blue Marble also operates Dispensary Works in White Plains.

Residents of a similar site in the County sat that there is often a terrible odor from the facility.
Have you ever lived next to a dairy farm or smelled The Bay on one of its ripe days? I’m sure it smells a lot less offensive.
The last thing we need in the county is a marijuana farm/production facility. Not only is the land they want to use highly polluted, but it is near residential areas. We read often on this very website of numerous people being stopped for traffic violations only to have marijuana and other drugs in the cars. Yet, we want to have another marijuana facility in our county. Is not one enough? I am strongly opposed to this proposed idea and I would hope that others will voice their objections.

Grow organic even! It’s more satisfying, fun and you can make sure that it’s not grown on polluted land.
I feel like a cannabis grower would probably not grow in poisoned soil and is most likely a hydroponic grow or uses its own soil blend/grow medium but I’m sure a lot of you who are opposed to this business (that’s jobs for people in our county) don’t really care where some “pothead gets their dope”.
SMC residents oppose a marijuana grow facility and yet St. Mary’s County prides itself on its heritage and history of being a major tobacco producer. LOL People complain that there will be a bad smell, yet the plan calls for growing to be done inside greenhouses and many people find the smell of marijuana plants to be pleasant. The plan calls for 73 parking spaces which presumably means at least 73 new jobs for SMC region…double or triple that if the facility runs two or three shifts.
