PRINCE FREDERICK, Md. – Calvert County property owners now have more freedom to build backyard structures and accessory dwellings, thanks to updates in the county’s zoning ordinance that took effect March 1, 2025.

Under the revised rules, residents can construct accessory structures up to 200 square feet without obtaining a building permit. The maximum allowable size for detached accessory dwelling units (ADUs) has also increased from 950 square feet to 1,500 square feet.

The changes are intended to reduce permitting costs and provide more flexibility for homeowners looking to expand living or storage space on their properties.

However, restrictions remain in place within designated Critical Areas—environmentally sensitive zones near waterways—where all structures still require permits, regardless of size.
