Dunkirk, MD – A planned shopping center in the northern end of Calvert County continues to inch closer to reality. The projectโ€”the Shoppes at Apple Greeneโ€”will be anchored by the popular grocery chain Harris-Teeter. The project is located within the Dunkirk Town Center. During the Calvert County Planning Commissionโ€™s April 19 meeting, the second phase of the project was reviewed and unanimously approved with conditions.

Last October, the Calvert County Board of Appeals granted a special exception to the applicant, ECHO Apple Greene LLC, to locate a filling station affiliated with Harris Teeter with the projectโ€™s 15.47-acre tract. ECHO Apple Greene LLC is affiliated with ECHO Realty Services Company of Washington, DC, one of the largest privately held owners of grocery-anchored shopping centers in the United States.

The proposed Harris-Teeter will be 48,650 square-feet. It will be located next to a Marshalls. That store will be 21,110 square feet. The total gross square footage of the two project phases is 113,274 square feet.

โ€œThe project includes constructing two separate pad sites,โ€ principal planner Judy Mackall stated in a memo to the planning commission. One of the components of the second phase will be an โ€œeating establishment with a drive-up facility.โ€ The second pad site will be a 2,115 square foot building โ€œwhich will either be an eating establishment or a retail commercial building with a drive-up facility.โ€

Mackall also reported the entire shopping center has 500 parking spaces proposed, over 170 more spaces than what is required.

The Maryland Department of Environment has issued a permit for the siteโ€™s planned wastewater treatment plant. Last October a traffic consultant indicated to the Calvert County Board of Appeals the shopping center is not expected to have significant impact on Route 4 traffic since it would be accessed via Dunkirk Way. Last fall, project officials said the much-anticipated Harris-Teeter store is expected to be ready to open in early 2018.
