Planning Commission Postpones Bradley Brooke Housing Project Review To Dec. 8 Meeting

LEONARDTOWN, Md. — The St. Mary’s County Planning Commission voted Monday, Nov. 10, to postpone its review of the proposed Bradley Brooke housing development until Dec. 8 at 6:30 p.m.

The project, first introduced earlier this year, calls for 223 homes—150 townhouses and 73 single-family detached units—on roughly 76 acres east of Willows Road, at the end of Bradley Boulevard. According to county planning documents, the site lies within the Residential Low-Density zoning district inside the Lexington Park Development District. A portion of the property extends into the Navy’s Air Installation Compatible Use Zone (APZ-II), though no homes are planned within that section.

During Monday’s meeting, attorney Chris Longmore, representing the developer, requested a one-week delay to Nov. 17, citing that several agency comments for the subdivision plan had arrived too late for review. Commissioners instead opted for a longer continuance to Dec. 8, allowing the U.S. Navy and other agencies additional time to provide feedback.

A recent letter from the Navy expressing interest in the project prompted discussion among commissioners, several of whom said they wanted to ensure all parties had adequate opportunity to weigh in before moving forward.

“I don’t think a few weeks is too much to ask,” one commissioner said. “We want all the information before making a decision.”

Longmore said the additional delay would be “significant” for his client but noted that the development area sits outside the Navy’s adopted noise contour boundaries and outside the zones typically subject to building restrictions.

Deputy County Attorney John Sterling Hauser confirmed that the commission acted within its authority and could continue the case “out of prudence” to ensure due process. The motion to postpone both hearings passed unanimously.

The meeting ended on a lighter note when Boy Scouts from Troop 303 attended as part of earning their communications merit badge. Commissioners encouraged the scouts to stay engaged in local government and community issues.

The Planning Commission will revisit the Bradley Brooke project on Monday, Dec. 8, at 6:30 p.m. in the Commissioners’ Meeting Room at the Chesapeake Building in Leonardtown. The session will be open to the public and streamed live on the county’s YouTube channel.
